Property work deserves a clearer record.

Vibe Frontier is studying how small property operators, homeowners, and professionals coordinate work across documents, messages, decisions, and closeout. The aim is not automation for its own sake. It is a record people can inspect, correct, and carry forward.

What the record serves

Four views of the same work

    Small operators

    Maintenance is rarely one ticket. It is a chain of resident context, urgency, responsibility, approval, vendor work, and confirmation. We are studying how that chain can stay visible without forcing a small portfolio into another broad administrative suite.

  2. 02

    Homeowners

    A contractor project creates quotes, revisions, clarifications, decisions, photos, receipts, manuals, and warranties. We are interested in a homeowner-controlled record that remains useful after the work is complete.

    Property professionals

    A useful handoff gives a professional the authorized context needed for the job, keeps estimates and judgment attributed, and returns completion evidence to the person who requested the work.

    Human authority

    Software can organize, summarize, and surface exceptions. Approval limits, escalation rules, and consequential decisions should remain explicit and reviewable outside a model's prose.

    For AI-assisted property operations, the same boundary applies: a model may prepare the evidence, but people must retain approval and escalation authority.

Can software make the evidence clearer without obscuring who decides?

What the record should preserve

A dependable operating record begins with the source. A lease clause, resident message, quote, photograph, approval, or warranty should remain connected to the fact or action derived from it. When something changes, the record should show what changed, when, and under whose authority.

The document, message, image, or observation behind a fact—not an unsupported summary detached from its origin.
Decision
The proposed action, the person authorized to approve it, and the reason an exception needs attention.
Handoff
The minimum context a resident, owner, contractor, or reviewer needs, with access bounded to the purpose of the work.
Closeout
What was done, what evidence came back, whether the affected person confirmed the outcome, and what remains open.
